Expert Craftsmanship. Guaranteed Pricing.
Not a range. Not an hourly rate that runs. We price the finished job, put it in writing, and it does not move unless you change what you asked for or approve a change order for extra work.
Why we will not quote you by the hour.
An hourly rate moves the risk of a long job onto the person who has the least information about it. That is backwards.
The risk sits with us
We judged how long the job would take, so if we judged it wrong, that is our problem to absorb.
You can compare our number against another number and actually be comparing the same thing.
You know what the project costs before you agree to it.
The risk sits with you
Every complication the contractor finds becomes more hours on your invoice, and you find out at the end.
A low hourly rate tells you nothing. A slow crew at $70 costs more than a fast crew at $95.
You are quoted a rate, then billed a total you never approved.
What the number covers.
A flat rate is only honest if it is complete. This is what is inside ours before you ever see it.
Labour for the whole job
Not an estimate of hours
Materials and fixtures
Specified by name, not “standard grade”
Prep, protection and clean-up
Included, never a line item
Haul-away and disposal
Included
Permits, where the job needs them
Listed separately at cost
Licensed trades we bring in
Quoted inside the number
Permits are passed through at cost with the receipt attached. We do not mark them up.
Three steps. No surprises.
We look at the whole job
A walk-through at your place, or photos and a phone call for smaller work. We ask the awkward questions up front so nothing turns up later.
You get one number
One price for the finished job, in writing, before anyone starts. Free, and you are under no obligation to take it.
That number is what you pay
If we misjudged the job, that is our problem. If you change what you want, we re-quote and you approve it before we carry on.
The one thing that moves the number.
You changing the job. That is it. A different tile, an extra room, a fixture you saw after we quoted — all fine, and all handled as a written change order before we pick a tool back up.
What does not move the number: the job taking us longer than we thought, a wall being more awkward than it looked, or a crew member being off sick. We priced it. We wear it.

Straight answers before you call.
Is the quote really free?
Yes. The walk-through and the written quote are free, with no obligation and no pressure to book on the spot.
What if the job turns out bigger than you thought?
That is our risk, not yours. The quoted price stands unless you change what you asked for, or approve a change order for extra work.
Do you charge by the hour for small jobs?
No. We price the finished job, not the clock — so what you are comparing between contractors is a number, not a rate that runs.
How do I know your number is competitive?
Compare it against another flat-rate quote for the same scope. That is a fair comparison. Comparing a flat rate against an hourly rate is not, because only one of them is a price.
Do you take a deposit?
For larger projects, yes, and the schedule of payments is written into the quote you approve. You will never get an invoice for a stage you did not agree to.
Are you licensed and insured?
Yes. Licensed, bonded and insured in Washington State. Certificates are available at the walk-through.
Tell us about the project.
The more you can tell us now, the more accurate the number is when we come out. Photos help more than anything.
