What we do

Expert Home Repair and Remodeling in West Seattle

Eight trades, one way of pricing them. We look at the whole job, give you a single written number, and hold it from the first day to the last.

The same on every job

One number. Written down. Held.

We believe great contracting work should not come with billing surprises, so we protect you from the uncertainty of an hourly rate.

In detail

From a stuck door to a full-on bathroom remodel.

What each of those actually covers, and what we check before we put a price on it.

Handyman & Home Repair

The jobs that are too small to live with and too fiddly to face on a Saturday. We book a block of time, work down the list, and leave the site swept.

Tell us the whole list up front and we quote it as one block of time, so a half-day of small repairs stays a half-day and never turns into an open-ended invoice. We arrive with the tools for most jobs already in the van, work down the list in order, and tidy up before we leave.

  • Drywall & painting
  • Flooring & trim
  • Fixture swaps
  • Fencing & gates
  • Carpentry
  • Repairs & installs
  • & much more

Bathroom Remodeling

Small rooms punish shortcuts. This is the project where the waterproofing you will never see matters more than the tile you will, and we price both properly.

Before we quote, we look at what sits behind the walls — the plumbing, the ventilation and the waterproofing that decide whether the room lasts. From a tub-and-tile refresh to a full tear-out and rebuild, you get one written price that covers the finish you can see and the work you cannot.

  • Tub & shower installs
  • Toilets
  • Fixture installs
  • Tile & waterproofing
  • Vanities
  • Fixtures
  • Ventilation
  • Accessible fit-out

Kitchen Remodeling

We sequence the work so the room comes back to you in usable stages instead of all at the end, and we tell you up front which week is the hard one.

We plan around a kitchen you still have to live in, and we confirm the cabinet, countertop and appliance details before anything is ordered so the install week runs without surprises. Cabinets, counters, backsplash, tiling, flooring and range hoods all come in under one flat-rate number.

  • Countertops
  • Backsplash tile
  • Range hoods
  • Flooring
  • Lighting & outlets

Decks & Siding

We check the framing and the fasteners before we price the boards you can see, and we replace siding down to the weather barrier so it actually keeps the weather out.

Seattle weather finds every gap, so we start with the structure and the moisture barrier, not just the surface. Whether it is a deck repair, a full rebuild or new siding, the written price covers what keeps water out for the long run — built strong to withstand all Seattle weather conditions.

  • Deck repair & rebuild
  • New deck builds
  • Railings & stairs
  • Siding replacement
  • Siding repair & paint

Interior & Exterior Painting

Prep is most of the job. Filling, sanding, masking and priming is where a paint job either lasts or starts peeling in two winters, so that is where the hours go.

We prep properly before a brush touches the wall, protect your floors and fixtures, and finish in the right order inside or out. Two or more rooms, whole-house interior, trim, whole-house exterior, and decks and fences are all quoted flat — residential and commercial alike.

Drywall & Plaster Repair

A patch you can find in raking light is not a finished patch. Matching old texture is its own skill and we quote it as real work, not a filler line.

From a small crack to a full sheet or a water-damaged ceiling, we cut back to sound board, tape and mud in stages, and match the surrounding texture so the repair disappears once it is painted. Older West Seattle plaster is its own craft, and we treat it that way.

  • Hole & crack repair
  • Wall repair
  • Texture matching
  • Full sheet replacement
  • Water damage repairs
  • Skim coating
  • Ceiling repair

Flooring

Older houses are rarely level. The subfloor and the transitions get looked at before anything gets quoted, which is why our number holds.

We check the subfloor for level and moisture before we price the floor you want, and we plan the transitions and trim so the finished floor reads clean from doorway to doorway. Hardwood, engineered, laminate, vinyl plank and tile are all on the table.

  • Hardwood & engineered
  • Laminate & vinyl plank
  • Tile
  • Subfloor repair
  • Transitions & trim

Carpentry, Doors & Trim

Interior doors that latch, base and casing that meets cleanly in the corner, built-ins scribed to a wall that is not straight.

This is the finish work that makes a remodel look finished: doors that swing and latch, trim with tight joints, and built-ins scribed to the real walls of an older home rather than a perfect one. We also build outdoor structures like covered patios and gazebos when the project calls for it.

  • Interior & exterior doors
  • Baseboards, casing & crown molding
  • Built-ins & shelving
  • Window trim
  • Stair & rail work
  • Rot repair

Not on the list?

If it is attached to the house, ask.

The list above covers most of what we are called for. It is not a boundary. Call and describe the job, and we will tell you straight up if it is in our boundaries.

Frequently asked

Straight answers before you call.

What kind of work do you specialize in?

Everything from everyday handyman tasks and drywall repair through to comprehensive bathroom and kitchen remodels. If it is attached to the house, it is worth asking about.

Do you take small jobs?

Yes. A half-day of small repairs is a normal booking, and it is quoted flat the same way a bathroom is, so a short job cannot turn into a long invoice.

Can you handle a whole remodel, or only pieces of it?

Both. Most kitchen and bathroom projects are run end to end, including the trades we bring in. You get one quote and one number to call.

Do you do plumbing and electrical?

The plumbing and electrical that sits inside the work we are already doing, yes. Service panel upgrades and main line work go to a licensed specialist, and we tell you that up front rather than after we have started.

How soon can you start?

It depends on the size of the job and the season. Call and we will give you a real window rather than an optimistic one.
